Project Overview
TWK Scaffolding was appointed by Harbourview Construction to provide the external perimeter scaffolding for The Cosmopolitan, a substantial residential development on Commercial Road in Poole, opposite Poole Park.
The six-storey development comprises 80 apartments, with a residents’ gym and rooftop terrace overlooking Poole and the surrounding coastline.
Our involvement extended throughout the construction programme, with scaffolding required for more than 40 weeks to support the progression of blockwork, rendering and other external construction activities.
The scaffold needed to develop alongside the building, providing suitable working platforms for different trades while accommodating the restrictions of a particularly busy location.
The Challenge — A Busy Roundabout & Changing Construction Requirements
The Cosmopolitan occupies a prominent position alongside one of Poole’s busiest roundabouts, making scaffold erection, deliveries and ongoing material movements particularly challenging.
With substantial traffic passing the development throughout the day, careful coordination was essential to ensure our teams could operate safely and efficiently without unnecessarily disrupting the surrounding area.
The other challenge was the duration and changing requirements of the project.
Over more than 40 weeks, the scaffold needed to accommodate several stages of construction. Initially, working platforms were required for blockwork as the building progressed. Later, the arrangements needed adapting for rendering and the other trades completing the external elevations.
Maintaining suitable access throughout those transitions was essential to keeping the construction programme moving.
The TWK Solution — Scaffolding That Progressed With the Build
We provided a full perimeter access scaffold, progressively erecting and adapting the structure to suit the different stages of construction.
Working closely with Harbourview Construction, our management team coordinated scaffold erection, alterations and material deliveries around the site restrictions and the needs of the trades.
As the building progressed, additional working lifts were provided for the blockwork. The scaffold was subsequently adapted to accommodate rendering and other external finishing activities.
Rather than treating the installation as a one-off erection, we managed the scaffold as an ongoing part of the construction programme, responding to the changing requirements of the building throughout our time on site.
Particular attention was given to delivery planning and coordinating our activities around the busy roundabout, helping maintain progress without unnecessary disruption.
Project Delivery & Outcome
TWK remained involved for the duration of the construction programme, providing and managing the external scaffold over a period exceeding 40 weeks.
Despite the challenging location and ongoing alterations required as the building developed, our scaffolding package was delivered within the agreed programme and budget.
The project was also completed with a 100% safety record, as reported by TWK.
The Cosmopolitan demonstrates our ability to provide more than scaffold erection alone. On larger residential developments, consistent management, responsive alterations and effective coordination with the principal contractor are essential to successful delivery.
