Residential Development
Canaway Court, Poole — Residential Access Scaffolding
Independent access scaffolding on a restricted Poole town-centre site, delivered safely and on programme for BlackGold Developments.

Project Overview
TWK Scaffolding was appointed by BlackGold Developments to provide independent access scaffolding for the construction of Canaway Court, a seven-storey residential development comprising 50 apartments on Wimborne Road in Poole.
Situated close to Poole railway station and alongside one of the town’s busiest roundabouts, the development presented considerable logistical challenges from the outset.
Our scope involved providing external scaffold access as the building progressed, with working lifts serving the elevations and accommodating several construction trades at different stages of the programme.
With very little space available for storage or deliveries, the project required careful coordination between our management team, scaffold operatives and BlackGold Developments to keep the works moving safely and efficiently.
The Challenge — A Restricted Site with No Room for Storage
The biggest challenge at Canaway Court was the location.
The building occupied a tightly constrained site on Wimborne Road, facing a busy roundabout with constant traffic movements and limited space for construction logistics.
There was effectively no room for storing scaffolding materials on site, meaning deliveries, erection and ongoing alterations needed to be carefully coordinated.
The scaffold also had to accommodate several trades working simultaneously, each requiring suitable access as different sections of the building progressed.
This placed additional importance on planning working lifts, managing material movements and ensuring scaffold alterations didn’t unnecessarily interrupt other contractors.
With restricted space and a demanding construction programme, communication between site management and our scaffolding teams was essential.
The TWK Solution — Planning, Coordination & Reliable Access
We provided independent access scaffolding around the building, with working platforms erected and adapted to meet the changing requirements of the construction programme.
Rather than treating the scaffold as a single installation, our management team worked closely with BlackGold Developments throughout the project to coordinate deliveries, erection activities and the needs of the various trades.
Weekly management meetings helped establish upcoming requirements, identify potential clashes and agree the scaffold works needed for the following stages.
With no meaningful storage space available, careful material planning was particularly important. Our teams needed the right equipment available when required, without unnecessarily occupying the limited working areas.
Clear instructions between our management and site operatives ensured that alterations could be carried out efficiently, while maintaining suitable access for the contractors using the scaffold.
This coordinated approach allowed the installation to progress alongside the development despite the restrictions imposed by the location.

Project Delivery & Outcome
TWK completed its scaffolding works safely and within the required timescales, supporting BlackGold Developments in maintaining the construction programme.
Good cooperation between our management team, site operatives and the principal contractor was central to the successful delivery.
The scaffold provided access for multiple trades throughout construction, with alterations coordinated as their requirements changed.
By maintaining a structured approach to deliveries, site meetings and work instructions, we helped avoid unnecessary disruption on a site where even relatively minor logistical problems could have affected progress.
The project demonstrates how effective scaffold management can make a substantial difference on restricted residential developments.
